TENANT FEE BAN

The law changed on 1st June 2019 offering greater protection for tenants and restricting what agents and landlords can charge tenants. Kate Young Properties Ltd is a responsible and reputable company and will abide by the governments guidance as highlighted in the Tenant fees Act 2019.


Please find below a list of permissible charges which will be applied should you enter into a tenancy:


Holding/Reservation Deposit 

The agent may charge you up to a maximum of the equivalent of 1 week’s rent. We may only hold one holding deposit at a time in accordance with the law.


Security Deposit:

Before your tenancy commences you will be required to pay a security deposit. 

The Security Deposit for all new tenancies entered into on or after the 1st June 2019 shall be:

· capped to five weeks rent for any tenancy where the annual rent is up to £50,000.00 and

· capped at six weeks rent for any tenancy where the annual rent is between £50,000.00 and £100,000.00

· uncapped and agreed by negotiation for any rentals greater than £100,000.00 per annum.

 
Illustrative example of how rent is calculated if you are paying monthly:

If the rental is expressed as £200 per week:

1. £200.00 (weekly rent) multiply this by 52 weeks in a year to get the annual rental = £10,400

2. £10,400 divided by 12 months = £866.66  per month


Illustrative example of how the security deposit is calculated:

The calculation of weekly rent has been set out by the government as follows:

1. Monthly rent x 12 to calculate the annual rent then,

2. Annual rent divided by 52 to calculate the weekly rent then,

3. Weekly rent x 5

If you therefore let a property for £900.00 per month, the deposit shall be capped at five weeks. This is calculated by:

1. £900.00 x 12 = £10,800

2. £10,800 / 52 = £207.69

3. £207.69 x 5 = £1038.46

 
Pets

If you have a pet, the landlord may choose to agree a higher weekly rental prior to the tenancy to cover likely wear and tear on the property. 

 
Addendums to your tenancy agreement, assignments to a new tenant and tenancy breaches

Where a tenant requests to change a term of the agreement, for example to redecorate the property, obtain permission for a pet. The maximum that an agent/landlord can charge is £50.00 plus VAT per request. 


 Key replacement

Where a tenant has lost a key, you may be charged the cost of the key replacement. We will evidence this with a receipt/invoice which we will remit to you. We may also charge you £15 plus VAT per hour for the time taken to execute the replacement. 

  

Change of Sharer

Should there be a change of sharer during the tenancy who has passed referencing and is agreed by the client, the charge to alter the tenancy agreement will be £50.00 plus VAT.
